Our 3d process at Officeinsight helps make the job of defining the duration of the project a bit of an easier task. Breaking down each stage of the process helps to apply a realistic time frame to each segment. However, it is also important to remember that this is only a guide as every office fit-out is slightly different, and we can alter the time frame depending on your wants and needs.
The time frame of an office fit-out can range between 10 weeks – 22 weeks, this is influenced by size and scale of the project, speed of communication and availability of supplies.
Here’s where the time is spent in an office fit-out project:
The Define Stage
Approximate duration: 2 – 4 weeks
How deep into the detail we go in the Define stage is completely up to you and your team, but it will have an effect on how quickly the Define stage takes place. Having a larger team could take the stage up to the 4-week mark, as we wait for the whole team to feedback on the workplace questionnaire.
As well as the initial calls and site visits, this stage usually includes a workshop run by us to define your needs and get to the bottom of your problems, in view of solving them in the long run. This workshop then gives us tangible data to work from which needs to be analysed to get the most from it.
The Design Stage
Approximate duration: 3 – 5 weeks
Similarly, to the Define stage, the length of the Design stage depends on the size of the project and how quickly your team can feedback on the concepts presented. The faster the communication between teams, the less time the whole process takes, and you can move onto the Deliver stage. Included in the design stage are a few different elements, such as
- Zoning plans
- 2D general arrangement plans
- Compiling mood boards
- Obtaining feedback
- Making adjustments
- Priced schedule of work

The Deliver Stage
Approximate duration: 6 – 12 weeks
Some projects need to be phased for example, if the office space is being refurbished, whilst staff are currently working in the space – this can affect the timings of the Deliver stage, as the site needs to be suitable and safe for the staff to work at. Similarly, any out of hours work that needs to be undertaken, is likely to increase the amount of time the project takes, and increase costs.
Usually included in the Deliver stage are:
- Weekly meetings
- An experienced project manager
- A final handover, including an O+M Manual
- Building control applications and other compliances
