Spanning three floors and 30,000 square feet, the project focused on creating a cohesive, branded workplace that supported a wide range of working styles while guiding staff through the change of workplace.

Fit-out Brief

The brief centred around consolidation, functionality, and people-first design. Key objectives included:

• Relocating and merging two existing offices into one unified building
• Embedding px Group’s branding, colours, and identity throughout the workspace
• Accommodating a broad mix of space types, including collaboration areas, meeting rooms, private offices, booths and pods, flexible training rooms, and an executive dining area

Our Approach

Collaboration and communication were central to the fit out project from day one. Officeinsight worked closely with px Group to ensure the design responded to both operational needs and employee experience.

The design needed to integrate and retain any relevant elements from the landlord’s CAT A refurbishment that were fit for purpose. This approach promoted sustainability and cost efficiency.

The workspace also needed to offer a well-balanced furniture selection. Gold and silver-tier options were proposed to meet varying needs while maintaining quality and cohesion. The final design had to deliver a professional, efficient, and inspiring environment tailored to the Clients’ operational needs.

The Approach

To ensure the workspace aligned with the Client’s international brand standards, we developed multiple colour concepts, tailored for them. Each option maintained a professional yet vibrant atmosphere.

The client selected the “Fusion” palette, characterized by bright and dynamic colours that embodied their forward-thinking brand identity. We integrated this palette into a tiered “gold, silver, bronze” scheme to provide flexibility and align with budget considerations. Each tier offered variations in materials, finishes, and furnishings, enabling them to choose the option that best balanced their vision and financial plan. This approach ensured a cohesive design outcome that met both aesthetic and practical requirements.

We optimized the budget by carefully assessing the landlord’s CAT A refurbishment. Retaining suitable elements helped achieve sustainability and cost efficiency. The tiered scheme further allowed design flexibility, ensuring maximum impact within financial limits.

In addition, the workspace prioritises employee wellness through the inclusion of treadmill desks and height-adjustable sit/stand desks, offering active working options. DB Cargo were looking to partner with someone to help them go through the design and create their new state-of-the-art training facilities in both their Wembley and Doncaster locations. The new ETCS Training Centres of Excellence are part of their crucial ongoing work with the East Coast Digital Programme to prepare all staff including train drivers, ground staff and engineers for the UK’s adoption of the European Railway Traffic Management System (ERTMS), and needed a space to be created that would help facilitate the different training methods used.

The Approach

Working closely with the project team at DB Cargo, we looked to create an advanced learning environment, by designing a training facility incorporating interactive, real-world simulation tools and digital resources to enhance DB Cargo staff’s skills in ERTMS operations.

We examined how we could optimize spatial efficiency and collaboration so that we could develop flexible, multi-functional areas that facilitate group collaboration, individual study, and practical simulation-based learning.

Compliance also played a significant role in the design of the space as needing to stay within the regulatory standards whilst focusing on the need to create an engaging, user-centric environment for learners and instructors.

The design incorporated immersive simulation zones, adaptable training rooms, and collaborative spaces, ensuring the fit-out aligned with DB Cargo’s goals for realistic, practical training applications.

Technology Integration
A key feature was incorporating advanced simulation systems that mirror real-life ERTMS operations. We worked with vendors to install digital touchscreens, interactive boards, and high-spec monitors for live feedback and digital analysis, empowering trainees to engage directly with real-time scenarios.

Customizable Workspaces
Given the variety of staff roles (train drivers, ground staff, engineers, office), we created modular learning spaces that can be rearranged based on the training needs of each session. Movable walls and adaptable seating arrangements were incorporated, enabling DB Cargo to transition between lecture-style teaching and hands-on practice swiftly.

Mileway had some key drivers behind their new office opening in Warrington and consulted Officeinsight to define and design the brief. Acting as a smaller hub for their expanding hybrid working policy, the space needed to be designed to have a similar look and feel to their London office.

The Approach

Our design team took inspiration from the look and feel of the London office, by including similar colours and finishes into the design with for example, the sit/stand desks and monitor screens. With a pool table, darts board and a nice tea break area, the space should certainly inspire their staff into working in the office!

Having emerged from the pandemic with a hybrid and forward thinking approach to how their staff were working, Kinesso wanted to revisit how they used the space, shifting from a rigid bank of desks to a more flexible working environment.

As one of the country’s most successful Digital Marketing Agencies, they felt that their workspace should reflect that and be well coordinated with their 4 key values and reflect its Independent Spirit

The Approach

We worked with Kinesso (formerly Stickyeyes) on this CAT-B fit-out to create a solution that incorporated some of their existing furniture into the space, as well as ensuring that the space reflected their current values. Creating zonal plans and heat maps, allowed us to achieve the best design and functionality within the space. Acoustics and lighting played a large part in the design, as the space had beautiful exposed ceilings and wooden floors which needed to be considered when putting in with an office environment

With a clear vision, Apadmi wanted a multi-functional space that differentiated their company from their competition. Wanting a space that would facilitate the Apadmi academy, event space for external and internal events, and an overflow for the office space they have on the 9^th floor in the same building, it was important that the space worked seamlessly together.

The Approach

Working closely with the client, our designers understood the need to create a flexible space that would be able to be used in multiple ways. With this in mind, a range of mobile furniture and acoustic sheer curtains were incorporated into the design so that areas could be split off with ease. A focal part of the space is the working bar, a space to meet clients, and useful for serving the teams during/after events.

The Feedback

Working with Officeinsight has been really good – on another floor we did, we worked with another company, and they were nowhere near as good as Officeinsight. For us Officeinsight have been very open with how we could get the best out of the space, and some of the trade-offs between the cost and the fit-out choices, materials etc. It has been a really collaborative way of working when we told them what our budgets were and what we were hoping to achieve. They allowed us to get the most out of the budget and the space.

UCAS the UK-based organisation whose main role is to operate the application process for British universities, engaged Officeinsight to deliver a refurbishment to its existing workspace. The task was to deliver a new open plan flexible working environment for all its employees at the head office in Cheltenham.

The Approach

Provided with an initial design, Officeinsight defined the details of the scheme and delivered a number of new flexible collaboration and meeting spaces across both the ground floor and first floor of its 29,000sq ft building. The team ensured a seamless delivery, managing all suppliers on the project, and planning the work effectively as the majority of employees remained on site. Central to the design, Orangebox’s campers and dens were installed, alongside integrated technology and accessible tea points, to offer unique collaboration and smart working spaces.

MorsaPack, a packaging supplies company in Manchester, had just undergone a major rebrand and required a new office environment to mirror and establish the refreshed direction of the brand. The space needed to work harder for their growing team and provide a fantastic experience for employees. A key goal was to have a large breakout area for both office and warehouse workers, to boost interaction between different departments and promote less of a hierarchical environment.

The Approach

Driven by Officeinsight’s 3d process, defining the areas of attention which needed to be resolved through the new layout, created a unique design challenge for the existing space. The new space now enables hybrid working, encourages collaboration and breaks down the barriers identified. Strong colour accents, unique furniture solutions and a well-thought through layout has created a welcoming ‘open’ environment. Features such as larger breakout areas with huddle zones and project tables add more social and collaborative spaces. Officeinsight delivered a total turn-key solution – delivering a quality fit-out to showcase a company with a fresh new look.
