How To Budget For Your Office Fit Out?

Budgeting for an office fit-out was a tough job, until Officeinsight launched its new office fit-out cost calculator – a worthwhile budget planning tool which helps accurately and almost instantaneously come up with an estimation for any new office design and fit-out project.

Standard of finish: Average

Tailored to the need of adequate space to work in the growing industry of fast fashion, working with AM London meant finding the right balance between the different requirements for the space.

A core requirement for the 10,000 square foot space was to provide 60 seats plus ample storage space to easily access hundreds of garments, without the office looking over-run and messy. By splitting the space in half, one side for open plan offices, with collaboration spaces and the other half being dedicated to a showroom, board rooms and more private areas, Officeinsight successfully came up with a solution to the problem that AM London were facing, whilst staying on budget.

This case study is prime example of an ‘average’ fit-out which also includes some additional spaces, such as brew stations, board rooms and private working areas ensuring maximum privacy between client areas and staff areas. The effective design meant that the fit-out remained in budget yet adequately met the current and future needs of the business, providing room and flexibility to expand the office area if required in the future.

An Example of A Office Fit Out With An Average Finish

The 7,500 square foot office fit-out at Cyfor’s new office was acquired to bolster the client’s recruitment efforts. Central to the design was a large desk 75 person setting area featuring walnut desks and black task seating, divided by glass partitions and biophilic elements.

The combination makes for a friendly and inviting office layout whilst ensuring the high security needed for the nature of the business. To aid employee’s wellbeing and comfort for the service users, a new large kitchen and washrooms were installed, alongside two new larger boardrooms.

Standard of Finish: Premium 

A recently project completed by Officeinsight was the Hermes Head Office, now called Evri, which was 30,000 square feet and aimed to seat 200 people. The clients’ bespoke specification for its office design and fit-out meant that the whole space was fitted to a high standard with investment in the design requiring a seven-figure budget.

To create the ‘wow’ factor upon entry of the building, a feature was made of the giant staircase with the addition of neon signage outlining the company’s vision words ‘do, strive, be’ added as a special finishing touch. The premium feel flowed throughout the different floors, including a bespoke restaurant space with a professional catering kitchen to enable mouth-watering refreshments to be served up at any occasion, a custom-made lighting display depicting the journey process of a parcel as well as large AV screens, custom joinery and large areas of collaboration areas and private working areas.

The end result is a stunning workplace that is truly a work of art with a reception area making a striking first impression.
