Throughout the UK, the average cost of an office fit out varies per square metre.
An office fit out is a significant project that most often involves space planning, design and build. In the majority of office fit outs there’s a requirement to install meeting rooms, break out areas, new partitioning, lighting and office furniture, which is why the scope of the project can vary considerably depending on the different features, location, timescale and overall specification you require to complete the project.

As a general rule, to provide an initial indication of the cost of an office fit out based on the square metre of the workspace, we’d recommend the following calculations based on our experiences:
What factors would affect the cost of an office fit out?
The average square metre estimated cost will also be influenced by a number of factors, including:
● Raised floors
Raised flooring allows for optimum distribution management and power supply, allowing all cabling to remain hidden underneath. If the space doesn’t have this feature, it may be necessary to install it or an alternative solution applied. Both situations will incur additional fit out costs.
● The age of the building
Is the building listed and/or how old is it? There can be many complications with older buildings as normal wear and tear takes more of a toll, and repairs may have to be made. If the space is within a listed building, an increased level of paperwork may be required before any fit out can start. Both instances would increase costs.
● Mechanical and electrical (M&E) systems
The specification and age of the M&E systems servicing the space i.e heating, ventilation, power supply can affect its efficiency and ability to work. If the M&E is old or not in working order, it can be a costly exercise installing new systems or repairing existing systems.
● The specification
The specification of your fit out will significantly influence the fit out costs. Whilst some companies seek high spec finishes, bespoke joinery, fixtures and furniture, others many only need the basic spec.
