Our six considerations for an office fit-out project

When creating an office brief, there are a lot of considerations to make to ensure that your project gets the best possible start, and our expert team of office design and fit-out specialists have split these up into six easy points for you to consider when pulling together your office fit-out brief.

 Budget as early as possible

 

Nobody can deny that office fit-outs are often a big expense, and it’s likely that your true dreams and visions could cost more than you can afford. Budgeting well and effectively however, could mean the difference between achieving what you really wanted in your office space, or just opting for the more mediocre version. This could mean the difference between having bespoke joinery, the specification of your furniture, or even that extra tea station.

 

When making such a large investment, you may as well make the most of it, and get it right the first time to avoid any hidden costs along the way. Budgeting as early as possible will help you figure out the costs, and how much you can afford to spend, and save a lot of pain in the long-run.

 

Establish an internal project team

 

Picking the right internal project team is important, as these people will represent you to your chosen fit-out company. Consider who will need to be involved in the decision-making process – is it a wise idea to include maybe one member from each department, so that each department is represented? Maybe a smaller team would be more efficient, and better suited for your staff. Think about who will be best to communicate the needs of each department – is there one person that knows the departments well enough?

 

Involve the landlord

 

Making the landlord or property agent aware of what you are proposing, helps create awareness of your plans, and then more willingness to provide any required information, such as floor plans or lease details. They may also be needed to approve the drawings and scope of the project, and if there are any changes to the lease agreement, these need to be approved and may need a new contract.

 

Define what success looks like

 

Knowing what you want, why you want it and how you want it to come about will help to define what success looks like for you. Everyone’s goals are different, whether these be to improve productivity in the workplace, make the space more suitable for hybrid working, increased employee and talent retention or even just to update your space with some new working ideas. Disruption management

 

This may seem like an odd point to bring up at the start of a project, but the earlier you start planning for it, the more you increase the chances of it going smoothly and without hindrance. Phased fit-outs require more planning as it needs to be correctly co-ordinated with the area of works and your staff. Telling them in advance will help keep disruption to a minimum and avoid any mis-communications.
